This page summarizes, and frequently updates answers to several important questions regarding the West End development. 

  • With Ginn out, who is taking charge of the development? Two developers, Replay Resorts and Crave Realty are tasked with advancing the development of the resorts community. See http://westendowners.com/two-developers/
  • When will plans for the development be announced? Later this spring (2012)
  • Are the lots truly buildable – Power, Water, Sewage at the lots and an Architectural Board to approve construction? The underground power lines are available, but the final connection to the power grid is not yet complete. It is expected to occur before any houses are completed. There is city water (same as Old Bahama Bay), but the on-site water plant is not operational. Due to the low water usage, it is recommended that houses install reverse osmosis systems. The sewage plant is built, but will not be operational until more houses are built. Septic tanks will be required until then.
  • Are there any houses under construction / in permitting stages? Two houses are currently under construction, several pending permits.
  • Who manages the Property Owners Association? It is inactive.
  • What land/assets does the Property Owners Association own, and is any of it under a lien? No liens as far as I know.
  • When does POA fees kick in? Not known at this time. The old fees were $385/mo unimproved, $829/mo improved. These may be reduced.
  • When does the Club fees kick in, does the "Club" entity still exist? Unknown
  • When will the Golf Course open for play? Unknown
  • What will happen to the 80 or so balloon mortgages that start coming due to later this year? Unknown
  • How are the lawsuits against Ginn progressing, and what are their merits? The inflated appraisals case is moving forward.
  • What is the status of the Airport? It is currently closed.
